Position Overview

We are seeking an experienced and detail-oriented Project Manager to oversee the successful delivery of a 7-story, 77-unit multifamily project. The Project Manager will be responsible for the overall financial, contractual, and administrative management of the project, working closely with the Superintendent to ensure execution aligns with schedule, budget, and quality standards.

Key Responsibilities

Project Leadership & Oversight

  • Lead the project from preconstruction through close-out.
  • Serve as the primary point of contact for ownership, architects, engineers, and consultants.
  • Establish project goals and ensure alignment with company standards.
  • Partner closely with the Superintendent to maintain field-to-office coordination.

Preconstruction & Buyout

  • Participate in project budgeting and value engineering.
  • Finalize scope reviews and subcontractor buyouts.
  • Draft and execute subcontract agreements.
  • Develop baseline project schedule in coordination with field leadership.
  • Identify long-lead items and manage procurement strategy.

Budget & Financial Management

  • Develop and maintain the project budget.
  • Track cost-to-complete and forecast monthly financials.
  • Manage subcontractor billing, change orders, and payment approvals.
  • Review and negotiate subcontractor change order pricing.
  • Maintain profitability targets and manage contingency.
  • Prepare monthly financial reports for leadership and ownership.

Schedule Management

  • Collaborate with Superintendent to establish and maintain master schedule.
  • Monitor schedule performance and identify potential delays.
  • Review and approve recovery plans as needed.
  • Ensure milestone deadlines are achieved, including TCO/CO targets.

Contract & Risk Management

  • Administer owner contract and ensure compliance with all terms.
  • Identify and mitigate project risks early.
  • Manage RFI process and submittal approvals in coordination with design team.
  • Oversee insurance compliance and subcontractor documentation.
  • Ensure proper documentation of delays, impacts, and change events.

Communication & Reporting

  • Lead Owner-Architect-Contractor (OAC) meetings.
  • Provide weekly and monthly progress reports.
  • Maintain clear and professional communication across all stakeholders.
  • Escalate critical issues and propose strategic solutions.
  • Maintain thorough project documentation in project management software.

Quality & Compliance Oversight

  • Ensure adherence to drawings, specifications, and building codes.
  • Support Superintendent in maintaining quality control standards.
  • Oversee inspection tracking and resolution of deficiencies.
  • Ensure compliance with safety standards and regulatory requirements.

Close-Out & Turnover

  • Manage project close-out documentation and warranty collection.
  • Ensure timely completion of punch list items.
  • Oversee final billing and contract reconciliation.
  • Coordinate final Certificate of Occupancy and owner turnover process.
  • Conduct post-project review to identify lessons learned.

Qualifications:

  • 5–10+ years of experience as a Project Manager in commercial or multifamily construction.
  • Proven experience delivering 5+ story multifamily projects.
  • Strong understanding of mid-rise construction (Type III/Type V preferred).
  • Experience managing $15M+ projects (or similar scale).
  • Strong financial management and cost control experience.
  • Proficiency with project management software (Procore or similar).
  • Ability to read and interpret construction drawings and contracts.
